Hard Water Stain Removal in Denver CO and the Surrounding Metro

Those cloudy white spots on your windows are mineral deposits, and Denver area water carries a heavy load of calcium and magnesium that regular window cleaning cannot touch. Hard water damage happens in stages. It starts as deposits sitting on the surface, then becomes staining as the minerals chemically bond into the outer layer of the glass, and if left long enough it becomes etching. The good news is that most Denver homes and businesses call us while the damage is still restorable, which means we can remove it and bring the glass back to clear without replacing a single pane.

Hard Water Removal Services

Restoration typically runs about 25 to 30 percent of what it would cost to replace the glass, and that gap widens on large panes and specialty windows where replacement gets expensive fast. Your existing glass never leaves the frame, so there is no ordering, no install labor, and no waiting.

Light hard water staining takes roughly three to five minutes per square foot to restore, so most homes are finished in a single visit. There is no measuring, no ordering glass, and no second appointment for installers. We restore the panes on site and you see the difference the same day.

Hazy, spotted glass makes a whole property look neglected even when everything else is spotless. Clearing years of mineral buildup brightens the windows, lets more light through, and makes your home or storefront look cared for again.

Restoring the glass you already have keeps good windows out of the landfill and skips the manufacturing and shipping that comes with replacements. It is the greener option and it delivers the same clear result.

Why Choose Our Denver Hard Water Removal Services?

At Sunset Hill Window Cleaning, we have seen too many Denver homeowners quoted for full glass replacement when the panes just needed proper restoration. Our technicians are GlassRenu certified and we work to the international glass restoration standards, which means every job starts with a real inspection. We confirm the glass type, check the pane and framing for existing cracks or chips, and determine how deep the staining goes before we quote you anything. If the damage is too far gone, we say so upfront. When it is restorable, and it usually is, we remove the deposits, polish the surface back to full clarity, and monitor glass temperature throughout so there is never any risk of thermal stress.

How Do You Remove Hard Water Stains From Glass?

We use a two stage professional restoration process. First a cutting compound and foam finishing disk removes the bonded mineral deposits from the surface of the glass, then a polishing compound and felt pad restores the pane to full clarity and reflectivity. It is done with a variable speed rotary polisher, on site, with the glass still in its frame. Household cleaners cannot do this because the minerals have chemically bonded into the outer layer of the glass, not just settled on top of it.

They are three stages of the same problem. Deposits sit on the surface and are the easiest to remove. Staining happens when minerals stay in contact long enough to bond into the outer layer of the glass, which shows up as a shadow or haze once the surface deposits are cleaned off. Etching is the advanced stage where the minerals have eaten into the glass itself. All three are restorable in most cases, but the deeper the damage the more work it takes, which affects your price.

Rarely. Most hard water damage we see in Denver, even years of buildup, comes out with professional restoration. Severe etching that has penetrated deep into the glass may leave slight visual change, and we will tell you that during the inspection rather than after we have taken your money. What we cannot fix is glass that is already chipped, cracked, or broken.

Because the minerals are bonded into the glass, not sitting on it. Vinegar can loosen fresh surface deposits, but once staining has set in, no cleaner will reach it. Abrasive scrubbing is worse than useless here, it risks scratching the pane and turning a restorable problem into a bigger one.

No. Light hard water staining is surface level damage, and restoring it removes only a microscopic layer at the outer face of the glass. The structural integrity of the pane is unaffected. Our technicians also monitor glass temperature with an infrared thermometer throughout the process, because the real risk in any glass restoration is heat, not abrasion, and staying inside safe temperature ranges is part of the standard we work to.

In most cases, yes. Once the deposits are cut away and the surface is polished, the glass returns to full reflectivity and clarity, and the restored area blends seamlessly with the rest of the pane. If your glass has advanced etching, we will show you what to expect before starting so there are no surprises.

Light staining takes about three to five minutes per square foot of glass, so most residential jobs finish in a single visit. Larger homes, heavier buildup, and commercial properties take longer. You will get a time estimate along with your quote.

Usually, but this is worth flagging before we start. Restoration can remove some surface coatings depending on the product and where it sits on the glass. If your windows have a coating you need preserved, tell us during the estimate and we will test a small area first or check with your glass supplier.

Yes, when the damage is on the outermost surface, which is where hard water damage almost always is. We avoid working near edges and seal areas on insulated units and keep the glass within safe temperature limits so the seal is never compromised.

Pricing depends on the number and size of the panes, how widespread the staining is, how deep it goes, and the estimated cost to replace that glass. As a general guideline, restoration runs approximately 25 to 30 percent of estimated replacement cost. Every quote is free, and we can usually price the job from photos.

Four things. How many panes are affected and how big they are, how much of each pane is damaged, how deep the damage goes, and what the glass would cost to replace. Access matters too, upper story work that needs ladders or a lift takes longer than ground floor windows.

Yes, always free. Use the quote form on this page, call us at 720-418-1623, or text us photos of the damage and we can usually give you a price the same day.

No. The price we quote is the price you pay. If we find something unexpected once we are on site, we stop and talk to you before anything changes.

No. Glass restoration removes surface and near surface damage, but a chip or crack is structural and cannot be polished out. If we find cracks or chips during the inspection, we will tell you and point you toward replacement for those specific panes. Often the rest of the glass is still perfectly restorable.

Sprinkler overspray is the number one cause we see across the Denver metro, followed by rain and roof runoff carrying minerals off metal flashing, masonry, and gutters. Denver area water is naturally high in calcium and magnesium, so any water left to dry on glass leaves deposits behind. Summer irrigation season is when most of the damage happens.

Adjust your sprinkler heads so they never hit the glass, that single fix solves most of it. Beyond that, regular professional window cleaning removes fresh deposits before they have time to bond and stain. Ask us about a maintenance schedule when we are out, it is far cheaper than restoring the same windows twice.

Yes. Shower doors are one of the most common hard water calls we get, because they get soaked and air dried several times a day. Same process, same result, the glass goes from permanently frosted looking back to clear.

Absolutely. We restore glass for storefronts, offices, HOAs, apartment communities, and multi family properties across the greater Denver area. We are insured at 1 million general liability with 2 million aggregate, and we can provide property specific certificates of insurance and complete vendor onboarding paperwork for property managers.
